Thanks everybody! I'm super happy with my pack now.
My Chi nips when she is excited also. I make the high pitched yelp along with a stern "no bites" command before I try to touch her again. Has your mom tried putting her in a room, or crate right before you arrive? She can bring her out on a leash after you get settled. Only pay attention to her when she is calm. If she doesn't calm down after about a minute put her back in the room and try again in a few minutes. When she is calm click, treat, and praise (calmly). This worked very well with my German Shepherd mix that got excited and jumped on my house guests. Hopefully others have more pointers since the same method doesn't always work on different dogs.

Well problem is I baby sit once a week and she is no longer crated because she is home all day and she can be even worse when I let her out of crate. I tried yelping and stern no she takes it as play. However me going into another room and shutting the door has worked. I might go back to that.
