How's the summer treating you?
I haven't been on this forum in weeks, I've been neglecting it and I feel sad about that. For those of you who don't know, my husband and I separated a few weeks back and things are very hectic/up-ended in my life. What else is new....things quiet down then all hell breaks lose again.
I've been really isolating and cut off from everyone and I'm trying not to do that and to stay connected. But it's hard.
The good news is my mom and I are looking to buy a house so that's exciting, and I'm just taking one day at a time.
Anyway, that's the quick update on me.

Hey!! Good to see you back!!!! Take it one day at a time , and you will get thru this. Where are you both looking ? In your area? Its a buyers market right now so you should be able to find something. Think long and hard about purchasing a house with a family member

Www.gsmls.com its a good site to search as it has all realtors listings and you choose what you are looking for. Now what happens if you meet a guy down the road and decide to get married again(it can happen so dont say it wont) would you all live together or move??

No I'd move. My mom is the one actually purchasing the house, but I will be helping her look and we'll be living together/sharing expenses.

Ok. Good. Look at forclosures too they might take a while (6-9months to close) but you can get a nice house cheap thats what i did

I found one in union roselle boor for $221,000 and taxes are $7677 that was the lowest i could find . Mls 2889893 I didnt know ur price range so i put in a big difference 50thou to 250 thou

Watch the taxes on what you find, basically take the taxes and divide by 12 that is what will be added to your mortgage every month as most pay taxes theu mortgage so you dont technically feel the hit. I do it too my mortgage in hides my taxes and the bank pays them . If i took taxes out my payment would be 700 a month just for mortgage. But i included taxes and insurance so i wouldnt have to worry about coming up with the funds every month

My mom is taking care of all the financial planning stuff (taxes, mortgage, etc). I know, the taxes in this area are out of control. That's why we are also looking outside Union County. The problem is that we both work in this area so need to stay relatively close otherwise it's counterproductive with gas and wear and tear on the cars.

Try to do FHA with no money down. Its a bit more work paper wise but worth it. I did FHA and it was annoying but worth it. Banks want at least a year of bank statements. Any large deposits they will question. Banks are now nitpicking. Which is a pain. I know you both want to stay close but with those taxes will make your payments at least $1000 with no mortgage payment. So if u get a mortgage and your mortgage payment is $1000 a month you will pay $2000 for mtge and taxes... So try to go a little further out the circle of area to keep payments down

Happy to see you are back on the board Mary, sorry to hear about the marriage though. I can't imagine how hard it must be, but someone once told me when I was going through a tough time "If you don't trudge through the muck sometimes, you can never find the lotus flower"
Good luck to your and your mom finding a place (maaaybe a dog friendly place in case later down the road you want to add a little furry someone?)

Sorry to hear the world is crapping on you, Mary. If it's any consolation, Mara is just about the sweetest baby I've ever seen. Hope she brings you joy and eases your stress!!
We are still not moved. Our place is just about finished being renovated, and now we are waiting on demo of the crap house so we can build fences. Jim is getting increasingly frustrated with the job in PA and then having to drive to WV on Fri night just to have me at work for 11 hours on Sat. We get one day a week together. It blows.
After work on Fri, Jim called to tell me about kittens on the road leading to our house. There's a feral cat colony there so I thought nothing of it. When I saw momma cat and kittens nursing in the middle of the road, I had to stop. I opened my car door, and momma cat jumped in my car! She was nuzzling me and doing all those cute cat things. After a late night kitten heist, all 5 cats are now living in the basement of my barn (the goat kidding pen) awaiting homes....except for one. Momma has adopted us. She escapes the pen to come and be with us. She literally followed us on a walk around the neighborhood yesterday. What cat does that?! This cat.
Now is the task of trying to make her an indoor cat alongside 5 dogs with no known exposure to cats. Maybe they lived with cats in their previous homes. Maybe not. Momma does have claws so hopefully she'll give them each a good swipe and they'll get the hint. This should be interesting.
Do you know that I've owned just about every pet there is...except for a cat?

how are things going mary? did you and your mom start looking at houses yet or websites? i still cant believe how high the taxes are by you omg.. maybe you should both move to the country for work and home lol... more house for the buck and land too... and taxes are no where near what is by your area

Things are about the same. We are holding off on the house now for a little bit. Honestly everything is up in the air and I'm in limbo. No clue what's going on, where I will be next year, next month, even. It sucks.

My dear friend Beth Lloyd, who bred the litter that included Mr Peabody, passed away suddenly a few days ago. Only 44 years old.. Almost exactly 2 years since the equally sudden and unhappy passing of Karyn Dawes, Mr P's co-breeder and my mentor in Staffords.
These incredible women were my lifeline to the Stafford community; meeting up with them at trials once or twice a year was pretty much the main focus of my life for the last 7 years.
I'm so sad.....
