Ok, I have not said much because I did not want to jinx it but I can't hold it in any longer. I am trying to buy my first house on my own. WOOHOOO!!!!! I had a house with the ex but it was in his name with me as a co signer, he picked it out and it was just his house... what a mess that was, But here I go again, all on my own!!!! Today I have gotten the contract and lost it 3 times over $50.00. SO the bank is working BOTH contracts now. Here is the "hopeful" house! Please cross your fingers as I need this since I cannot find a place to rent with the girls. Please send good vibe howls my way. What you cannot see in this pic is the short gate opens up to steps down to a river and a "dog area" that is fenced in down there - OHHH so nice!!!!

Well truth be told, that was that pictures before it foreclosed at the beginning of the month. It needs some work, they damaged it a bit when they left. I can't afford all that much so picking up a 5 bedroom for 120,000 isnt too bad.

Good luck on the house!! I think buying a house was one of the most stressful things EVER for me. I hope you are able to get this one and enjoy being a home owner! ;D

Lost the house due to a crummy real estate agent. In TX the commission is 6% of the sales price, 3 goes to buying agent and 3 goes to selling agent. Apparently the couple we were in a bidding war over the 50.00 was using the selling agent as their buying agent which meant she got the full 6% on the highest amount she could drive up the price on.... No I am not happy and yes I have filed a mark on her Real Estate License since that seems to be unethical. However the night I found out the house had been yanked out from under me this one went on the market. It is 20K cheaper and Larger!!!! In the same neighborhood too - I think things are meant to be....

Ok time for new house pics!!!!! excuse my dirty car (shame) stand in the living room looking towards the front door - the dark chocolate room furthest away is the dining In the living room looking into the kitchen in the kitchen looking into the living room more kitchen - Note the missing pantry door. Looking towards the master, laundry and garage Master notice the hand rail missing.... Gotta love foreclosures! Game room for my pool table! 3 bedrooms up here - 1 missing carpet The girls will love this deck!

Foreclosures suck. Apparently someone can have a contract on a house and there is a 10 day option period for inspections, securing financing and what not. During this 10 day period an investor with their own financing can come in and snap up a house or at least inflate the price with a mini ebay bidding war - as long as they have their own cash and 25% down in cash.
I bid 107,250.00 - Asking price and since it is a foreclosure the bank pays closing. we are 9 days into the 10 period and an investor came in and said they would give 110K no questions asked... No Closing Nothing.... So i had to up my offer to 118K- UGGhhhhh Cross your fingers they do not come back before noon tomorrow.
Oh and the first house was a foreclosure with WaMu...and the other people beat me out over 50.00 - well they couldn't get financing but they paid for the inspection and appraisal of the house... Now the bank knows what it is worth and they have re-listed it at 155200!!!!!!

Even though I'm not a fan of newer houses, it looks really nice. And it needs less work than my house, even though we have been living here since 2005. (Shortly after we bought the house I got really sick and had to go on disability, so we ran out of money. I still like having a house built in 1840, though.)
I wish you lots of luck! We had the same thing happen to us several times when we were house shopping.

Attention Pibble lovers - We have a done deal !!!!!!- we have an executed contract, I close on this thing estimated 1/21/09..... So how about a grill out celebration?
Is it ok for me to start a new thread for posting links to updates I will be doing to the home?
Also I got more great news, I will be returning to my old company in a higher position and will be working from home all 5 days a week!!!!!
